Project Description:

Located within the Ballpark Sports and Entertainment District, The Ballpark Village development plays an important role in the neighborhood integration of Downtown San Diego. This is a mixed-use development with a distinct high-quality assembly of buildings and amenities that reflect the unique characters within the city. There are six-7 story type IIA buildings with a 34 story high rise. Residential apartments on the upper five floors. The street level is a mix of commercial, multi-level Live/Work Units, residential leasing offices, entrance lobbies and at grade commercial parking with 3 levels of residential parking below grade.

The project is bordered by Park Boulevard, Imperial Avenue, and 12th Street. The adjacent properties to the site include the San Diego Downtown Main Library to the north, Petco Park and Park Terrace to the West, Tailgate Park to the East.

Utility Specialists’ Scope of work:

The project consists of one podium parking structure built upon three separate parcels supporting the mid-rise buildings and high-rise tower. The scope included underground electric, telecommunications and MTS relocations along Imperial Ave. and 12th Ave. to accommodate the widening of both.

Utility Specialists designed two temporary power work orders, three “new business” line extensions serving all three parcels and three SDG&E transformer vaults (one serving each parcel). In addition, Utility Specialists coordinated work orders and secured appropriate approvals from both AT&T and Cox to relocate their existing facilities out of conflict with the proposed improvements as well as ‘new business’ line extensions to the buildings.

Finally, Utility Specialists worked closely with SDG&E to secure the appropriate space in the building layout for gas service and meters at all three parcels.

Residential & Commercial development – working with JMI, we coordinated and managed all aspects for their dry utility needs including SDGE applicant design services, coordination with AT&T and Cox to ensure delivery of the dry utilities on time for the 52,000 sf of retail space and 360 apartments and the 274 condos in the 34 or 36 story high rise.
